In the 26 years that I have been marketing fly fishing properties on Montana and Wyoming trout waters, I have seen enormous increases in the resale value of this type of real estate. In 1990, for instance, a 5-acre lot on Montana’s Stillwater River sold for $48,000.00; in 2005 the same property sold for $290,000.00. Similarly, a 10,000-acre fly fishing/hunting ranch in Wyoming sold for $27,000,000.00 in 2005 and then sold for $48,000,000.00 in 2011. Obviously, this kind of return on investment is highly attractive to potential buyers. There is, however, another less tangible but equally important benefit to owning a riverfront property – the opportunity to invest in a distinctive lifestyle that is good for the body, mind and soul.

Otters, beavers and mink are perennial river residents, whilst larger animals such as elk, deer, moose, wolves and bears are frequent visitors. It is also the perfect setting to simply sit back, unwind, and enjoy the magnificence of everything that nature has on display at the water’s edge.
